Can only repeat so many other five star reviews: this is the company you want to work with. Dave was communicative and informative, gave me a fast quote over email including the option for a cheaper fix than I'd thought we'd need, and had me scheduled very quickly. He asked for pictures beforehand so he'd know for sure what we needed, and came back very quickly with information on exactly when our model was installed |
Olivia Bounvongxay
Really great to work with. They quickly responded to all of my emails and texts leading up to the installation and testing. I had work done with other contractors at the same time, and they were by far way better at communicating schedules and just super nice and informative. Shout out to Josh! |
Frequently Asked Questions
What is a radon mitigation system?
A radon mitigation system is a system designed to lower the levels of radon gas inside your living space. The EPA recommends to take action to reduce radon levels in your home if your radon test results are 4pci/L or more.
What are the benefits of radon mitigation?
There are several benefits of installing a radon mitigation system in your home.
- The primary benefit is a much-reduced risk of developing lung cancer. Radon removal systems are usually effective within 24 hours of installation and will maintain safe levels as long as the fan is operating properly.
- Another potential benefit of installing such a system is reduced humidity levels in your home basement. We recommend addressing a radon problem sooner than later even if you’re planning to sell your home. It is part of the real estate process to have your home tested before sale and if it tests high, you don’t want to be rushed with choosing the right radon mitigation expert in Portland. It can take time to address the problem and find the most cost-effective solution.
- Plus, this will lower the risk of this cancer-causing agent for your family and any future potential buyers.
What can be done to reduce radon in a home?
The type of house you have will generally determine the best radon reduction system that will work for you. For example, your house could either have a basement, a crawlspace, or an occurrence of both where part of the foundation is basement and the other part is crawlspace. Sealing cracks and other openings in floors or walls is a common radon reduction solution. This prevents harmful radon gases from entering your home. The EPA however does not recommend the use of sealing alone to reduce radon because sealing by itself has not been shown to lower radon levels consistently or significantly. It is impossible to identify and permanently seal all the places where radon is entering and as your house ages it will open new entry routes and reopen old ones letting radon enter. Your radon problem will need to be accompanied by either a basement system, crawlspace system, or basement/crawlspace system combination.
The mitigation process for a basement is pretty standard. It includes drilling a hole in the foundation of your basement and then venting a pipe from that hole to the outside of your house where it is attached to a radon mitigation fan that will suck all that radon gas from underneath your foundation to the outside. Such a system when done right by a licensed mitigator will require permits and electrical work for the fan to operate.
The mitigation process for a crawlspace is a little bit more tricky in that it requires having a vapor-seal barrier laid out and sealed all around the exposed earth in your crawlspace. This is done to prevent any radon gasses from escaping into your living space above. Once this is done, a radon exit hole is made and a pvc pipe is used to connect that hole to a mitigation fan installed outside similar to a basement system. The fan will operate and draw radon away from your crawlspace to the outside, therefore lowering radon levels to a safe degree.
If your house foundation has part basement and part crawlspace, we will use a combination of both techniques to solve the radon problem in 2 parts. The basement process will be used to remove radon from that area and the crawlspace process will be used to remove radon from there. It is possible to use the same fan for both systems by connecting the pvc pipes together before they get to the fan. This will slightly lower the overall cost.

How much does radon mitigation cost
The cost to reduce radon in an existing home depends on the homes size and design among other factors. Most homes can have their radon problem solved for around the same price as any other home repair, like painting or the installation of a new water heater.
- For a basement system the cost typically ranges between $1500 to $2000 in the Portland area depending on the size of your home and the amount of material needed.
- For a crawlspace system the cost is the same as a basement system plus the added labor and material cost for sealing the vapor barrier. This can put the final cost at between $1500 and $3000.
- For a combination of basement with crawlspace mitigation system you’re looking at a crawlspace price with possible extra costs of labor and material.
Who should I hire to correct a radon problem?
Lowering high radon levels requires technical knowledge and special skills. You should use a contractor who is trained to fix radon problems.
There are many states that require a certification or license for a radon contractor to operate. Sadly, the state of Oregon and Vancouver does not require this and there are many companies taking advantage.

Several factors that allow our “competitors” to be cheaper?
- Not pulling trade permits for mechanical and electrical work
- Not having a licensed electrician do the electrical part (or not doing electrical at all)
- Using cheap fans that don’t stand the test of time and need replacement just couple of years down the road

Will any more testing be needed after a radon mitigation system has been installed?
Retesting your home after a radon mitigation system has been installed is highly encouraged, and we provide it free of charge for any system we install. A time period of at least 24 hrs. and no more than 30 days should be given for the fan to operate before retesting.
In addition, it’s a great idea to retest your home in the future to make sure the system is still functioning properly. Retesting is recommended every 2 years if high levels of radon are present in your neighborhood.
